Abstract: The goal of this study is to investigate problem of selling NPAs and propose solution to increase NPAs sales by marketing strategy (4Ps). The questionnaires were distributed to 180 customers who had purchased Government Savings Bank’s NPAs in Khon Kaen, Nakhon Ratchasima, Ubon Ratchathani, and Udon Thani in between 2021-2022 as well as conducted in-depth interview with 16 executives and staff members who were actively involved in the sale of NPAs work. The statistics employed include percentage, mean, standard deviation, and multiple regression. The findings showed that the problems were NPAs sale, quality of properties, former landlord not be evicted or moving out, and properties price. The suggested approach to increasing NPA sales is to improve marketing tactics, renovate properties, enhance sales patterns, and go forward with a Memorandum of Understanding (MOU) with the real estate company. Lastly, recommendations for the GSB should attend more financial events to be known of among the new potential customers as well the bank should facilitate customers by providing loan for buying NPAs property.
